As we prepare to launch our newest project, WYND, in Surrey’s City Centre, we sat down with Dimple Gill, a well respected Real Estate Consultant, to chat about the current market and the City Centre community. Dimple has numerous accolades including Top Producer several years in a row with Century21. Based on your experience selling in this market, what kinds of clients are you seeing buying in Surrey’s City Centre and what is the appeal?
Dimple 2Surrey City Centre’s market has changed and expanded positively in the past few years. There are a larger variety of demographics migrating to this area – lots of younger groups moving to this side of the bridge with new, affordable concrete homes being developed . It’s the same crowd that values a convenient lifestyle. Surrey City Centre accommodates with its amenities, being steps away from the skytrain, shopping malls, grocery stores, schools, community centres and much more.

What are a couple of top home features clients are passionate about securing when purchasing a home?

Definitely a modern kitchen. At the end of the day, it’s typically the women making the final buying decision and the kitchen is often an important feature. An open floorplan that’s perfect for entertaining and efficient in space is very important. Developers have started incorporating convertible features in all homes like WYND’s highly efficient sliding wall system that allows residents to transform their homes to whatever space they need.

What do you think will appeal most to buyers when considering purchasing a WYND home?
Location is key when purchasing a highrise condo tower. WYND has the best of both worlds – convenient location within minutes to the skytrain but away from the busy street. It’s large fresh air balconies – it’s unique as there aren’t any new buildings in all of Vancouver that incorporates a large enough balcony you could literally ride a skateboard down.

Any buying trends you are noticing in the market based on your daily experience with buyers?
A younger, more educated buyer and foreign buyers investing in new concrete buildings backed by a reputable developer. It’s not rare for a buyer to purchase 2 or more homes within their family.

What is your top tip to those considering buying a City Centre home this year?
There is so much available within the marketplace, it is so essential to purchase from a very reputable developer such as Rize Alliance.Make sure you look into securing sufficient financing in advance, which means securing a rate hold shortly after our purchase agreement has been approved.
